Property Tax Appeals in Connecticut

There are a number of municipalities undergoing revaluation this year. If you are a property owner in these towns, you will soon receive a letter advising you of your new assessment. The list below is of municipalities currently conducting a town-wide/city-wide revaluation.

As you may know, the statutory deadline to file an application with the Board of Assessment Appeals is February 20th. Some municipalities may seek an extension to publish their grand lists which, in turn, extends the deadline for property owners to file the application to March 20th.

The following representative list includes recent property tax appeal settlements resulting in assessment reductions:

Tennis and Fitness Club in Rocky Hill, Connecticut. $370,900 reduction of fair market value ($1,370,000 to $ $1,000,000)

179 unit residential apartment complex in Middletown, Connecticut. $533,660 reduction of fair market value ($11,133,660 to $10,600,000)

13,225 square foot retail pharmacy in Brooklyn, Connecticut. $495,900 reduction of fair market value ($2,995,900 to $2,500,000)
